Lost But Found is perfect for getting away from the hustle and bustle of it all and those that enjoy nature. It is nestled in the Great Smoky Mountains of North Carolina and overlooking the Nantahala National Forest. This home backs up to over 100 acres of vacant land offering the view of a lifetime. Activities many enjoy when visiting the area include trout fishing, canoeing and kayaking in the Little Tennessee River, Tsali biking, Fontana Lake, gem mining in the various mines, Great Smoky Mountain Railroad, hiking to beautiful waterfalls, horseback riding, and zip lining through the Nantahala Gorge. Maggie Valley is close for snow skiing in the winter. Gatlinburg is an easy and gorgeous 1.5 hour drive away. Whether it is enjoying the local activities, the gorgeous fall leaves or a peaceful winter wonderland, you will never tire of this retreat!

This area gives you access to so many activities nearby Bryson City and Franklin including many breweries and restaurants which we highlight in our digital guest book we provide our guests before check in. The home is accessible for both 2WD and 4WD drive vehicles with proper ground clearance although AWD/4WD is recommended. Low profile, sports car vehicles are not suitable for the mountainous gravel roads. Weather can greatly impact the accessibility if not using a 4WD/AWD vehicle and we cannot refund for unsuitable car use for the ride.

• Minimum Stay Policy: 3-night minimum stay.
• 4-night minimum required over all major Federal Holidays with no checkouts on the holiday itself. Requests for fewer nights will not be granted.

• Please accurately indicate the number of guests/pets with your reservation to ensure adequate towels/linens.
  
  
• Children are welcome, but please be aware that the home may not be suitable for very young children due to multiple levels, second-story decks, steep terrain, lack of child safety features, hot tub, and hot free-standing wood-burning stove.
  
  
• Absolutely no smoking/vaping inside or on the deck portions. Smoking is permitted only at the designated picnic table near the carport. Dispose of cigarette butts properly to avoid forfeiture of the security deposit.
  
  
• Up to 2 dogs allowed with a nonrefundable pet fee of $120. Exceptions for additional dogs may be granted with increased fees. Dogs must be fully house-trained and groomed before arrival. Do not leave pets unattended unless crated. Crate not provided. No other animals are allowed.
  
  
• Outdoor fire pit is available for responsible use. Keep fires small and under control to avoid accidents or damage to the property. Please do not set the mountain on fire. That is highly frowned upon, people and animals may get hurt or die, and then we would have to tell the authorities who did it, you would be publicly shamed and have fines to pay or worse, etc etc....so just be responsible when enjoying the fire pit.
  
  
• Outdoor video monitoring system is in place for security purposes. Cameras are located viewing the driveway and off the deck facing the view. Tampering with the system will result in immediate eviction and forfeiture of all dues.

• Keep the gate closed at ALL times to prevent unauthorized access.
  
  
• No parties or events allowed.
  
  
• No food or beverage other than water in the bedrooms to maintain cleanliness.
  
  
• Do not do laundry if temperatures fall below freezing to prevent flooding. The drain freezes and you WILL flood the laundry room. Trust us. We’ve done it- don’t repeat it… You will be responsible for any water damage caused due to this. 
  
  
• Flush only toilet paper. We have a sensitive septic system.
  
  
• Expect bugs and snakes in the area including ladybugs and stink bugs. The later are not harmful; the house is treated monthly for pests.
  
  
• Wash dishes/glasses/silverware and small appliances before returning them to their place.
  
  
• Clean the grill after use and inform if propane canister needs replacement.
  
  
• Access to the entire home and outdoor areas is provided except for the private property farther up the mountain. This is strictly prohibited and is private property of someone else!

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. For cancellations made within 15 days prior to the arrival date, no refund will be issued.
